Why Contractor Accommodation?

The UK has a £600bn+ infrastructure pipeline over the next decade. Every major construction project — power stations, factories, roads, prisons — requires tens to thousands of contractors, most of whom need accommodation close to site for months at a time.

The supply of quality accommodation in these areas is fragmented, low quality, and poorly managed. We close that gap — and the pricing inefficiency it creates generates returns well above standard buy-to-let.

Our target is £2,000+ net per property per month after all costs. At 85%+ occupancy with 60+ day average stays, the model is more stable than traditional short-term lets — and significantly more profitable than standard residential rentals.

How Your Capital is Structured

We raise capital as structured debt — not equity. This means clear, contractual terms, no dilution, and a defined repayment path.

I.

The Loan

You lend capital to Solera Capital DS Ltd via a formal loan agreement. Term is fixed at 12–24 months. Interest is 10% per annum, paid on agreed schedule.

II.

The Security

Capital is secured against real UK property via a first or second charge, depending on loan size and deal structure. Security is agreed and documented before any capital is deployed.

III.

The Exit

Capital is repaid through refinancing at the end of the project. We are transparent about refinance risk, and all loan agreements include an extension clause if required.

We share the loan agreement and deal pack — property details, projected income, area validation, and the exit route. Take your time. We encourage independent legal and financial review.

Capital Deployed

Documents signed, funds transferred, interest begins accruing. You receive updates on the project throughout the term, and capital is returned at maturity.

Investor FAQ

We do not advertise a fixed minimum publicly — investment sizes vary by deal. Contact us directly and we will discuss what makes sense for the current opportunity and your situation.

Interest is paid on a schedule agreed at the time of investment — this can be monthly, quarterly, or rolled up and paid at term end along with the principal. We discuss the preferred arrangement with each investor. The 10% is fixed and contractual.

Your loan is secured against real UK property via a legal charge — either first or second charge, depending on the deal structure and the amount being lent. This is documented and registered before any capital is transferred. We are transparent about where you sit in the security stack for each deal.

We are honest about this risk. All loan agreements include an extension clause. If refinancing is delayed, the loan term is extended on the same terms until a clean exit is achieved. We never promise repayment without a clear, costed route to it. If the property must be sold to repay, that is always an option of last resort.
